Owning or purchasing a timeshare is a way to ensure you spend quality time with your family each year.  Purchasing a timeshare resale is a way to save literally thousands of dollars on the purchase, while still enjoying all the benefits of vacation ownership.

If you don’t currently own a timeshare interval or a vacation club interest, you probably have friends and relatives that do.  Purchasing resales of timeshare versus purchasing direct from a developer saves you the costs incurred by the developer that is then passed on to the consumer.  Timesharing resort developers incur many marketing related expenses related to their promotions, advertising and administrative costs.

When buying a timeshare on the resale market from a current owner, you only pay the fair market value of the timeshare at a price that is often fifty percent less than the developer’s price.  And, unfortunately most resorts don’t offer resale programs because the resort themselves still have weeks that they’re trying to sell.

With the resale market of timeshares gaining in popularity, more people are becoming aware of how significant the savings can be in buying a resale from a licensed timeshare resale professional.

There are a number of factors that affect the pricing of timesharing resales.  These factors include (but are not limited to) the location, time of year (season), on site resort amenities, the size of the unit, unit amenities and market demand.

While a time share interest should never be purchased as a financial investment, vacation ownership is an investment in quality vacations in the future for your family and loved ones.

Vacation ownership (and vacation club ownership) are referred to as “timeshare” and are one of the best ways to ensure you and your family enjoy vacation time with each other every year.  You can think of it as vacation insurance!

Typically, all rights and benefits of vacation ownership (such as membership in the resort owners association) are transferred directly from the current owner to you when you purchase on the resale market, except in a very few cases.

Points-based ownership is a unit of measurement sometimes used to determine the value of a timeshare interval. Points are assigned based on a week’s desirability in terms of season, size of unit or villa, on site amenities, in villa amenities and location. The more desirable or in-demand a resort week is, the more points it is worth.

Hilton and Wyndham use points-based programs to provide their owners with flexible usage options that allow them to stay for a shorter or longer period than the traditional week-long timeshare interval in popular world-wide destinations.

Vacation clubs are another type of vacation ownership (often referred to as a membership) that commonly utilizes a points-program.  Vacation club members are given points each year which can be used at resorts within the club’s network. As with traditional timeshares, vacation club memberships can be sold on the resale market, since a legal deeded or right-to-use contract can be transferred to the new owner.

The services of a timeshare closing company, which includes the title transfer, is available through a number of well respected companies.  These companies can handle deed preparation, management of the escrow of funds, and preparation of timeshare estoppel certificates and closing statements, or they can handle any single aspect of the closing which you may not feel capable of handling yourself.  A note to Buyers:  You should be aware that in almost all cases the buyer is expected to pay the fees associated with the closing and transfer of the title.  A note to Sellers:  You do not have to pay any upfront fees in order to sell your vacation ownership.
