My name is Syed Sarmad and I am the Principal Broker for Advantage Vacation. We are a licensed real estate company in Maui specializing in the resale of name brand timeshares nationwide, which include Westin, Marriott and Hilton Resorts nationwide. We have been in business for over 25 years and our office is located at the Lahaina Cannery Mall in Lahaina, Maui.

This presentation is intended to highlight the main features of the Westin Kaanapali Ocean Resort Villas located on North Ka’anapali Beach. In addition, you will also get information about what you get when you purchase a Westin timeshare resale at this resort

The Westin Ka anapali Ocean Resort Villas, commonly called the South Villas, has 4 floor plans:

Two bedroom deluxe villas:

These are the corner units that come in oceanfront, ocean view and island view categories and sleep up to 8 people. They are 1,550 square feet and they have the lock-off feature.

Two Bedroom lock-off premium villas:

These villas are approximately 1,400 square ft.

The 2-bedroom Premium ocean front units, often called Center Oceanfront units are all direct oceanfront with all three rooms facing the ocean and have a balcony off each room.

The Ocean view and Island view units have a balcony off the living room and master bedroom and a standing room balcony off the studio portion of the lock-off. The majority of the island view units in the South Villas face the road and the west Maui Mountains.

One bedroom villas are stand alone with approximately 900 square feet, have a balcony and they come in the ocean view category. Units have a full kitchen with oven, washer/dryer a sofa pull out, the bedroom has a king bed.  There is a 2 bath vanity, whirlpool tub, walk in shower and toilet.

Two-bedroom lock-off villas have a full kitchen off the living room that has a 4 burner cook top with oven under the cook top, a dishwasher, refrigerator and washer/dryer. The master bath has a two bath vanity, whirlpool, walk-in shower and a toilet. The living room has a pullout sofa that makes into a bed and a king size bed in the master bedroom.

The second bedroom, which is considered a studio, has a king bed and a pullout sofa, a kitchenette with two burner cook top, a convection oven, dishwasher, full size refrigerator and washer/dryer.  The bath has a vanity, walk-in shower, whirlpool and a toilet.

NOTE: All two bedroom units at this Westin timeshare resale have the lock-off feature which gives the owner the option to split the unit into a one bedroom and a studio and get up to two weeks of vacation.

Annual maintenance fees;

Two Bedroom deluxe villas maintenance fees are $3217.  There are 24 deluxe oceanfront, 6 deluxe ocean view and 18 deluxe island view villas.

Two Bedroom premium villas maintenance fees are $2410. There are 12 ocean front, 136 ocean view and 30 island view villas.

One Bedroom Premium villas maintenance fees are $2056. There are 55 one-bedroom premium ocean view villas.

The total number of villas is 281.

This is a Mandatory resort, so StarOption benefits do transfer to a Westin timeshare resale purchaser and you have the ability to book into other Starwood Vacation network resorts also.

All the two bedroom villas currently have a StarOption value of 148,100 and the one bedroom has a StarOption Value of 81,000.

All the two-bedroom oceanfront villas have a valuation of 176,700 Staroptions.


When you make reservations at your home resort you can make your reservation 12-8 months in advance and based on space availability you will get the type of view unit you own.

When you make reservations less than 8 months in advance your view is not guaranteed and that’s when you can stay there for partial weeks.

During the 12 to 8 months timeframe, your check-in is Friday, Saturday or Sunday and you stay for the entire week.

Less than 8 months in advance you can stay for partial weeks or since this is a Mandatory resort, StarOption benefits transfer and you have the ability to vacation at other Starwood Vacation villa resorts or bank your unused Staroptions for up to two years.

In Summary:

Westin Ka’anapali Ocean Resort Villas South is a Mandatory Resort

StarOption benefits do transfer.    You can bank and borrow Staroptions.

Star point benefits do not transfer to a resale purchaser.

You can bank any unused Staroptions by July 1 of the allotted use year.

There is a $99 rollover and you can use it anytime during the following two years.

Reservations for banked options can be made up to a maximum of 8 months in advance.

You can borrow Staroptions up to your annual Staroptions from the next Use Year in the amount to complete a reservation, within 8 months or less of your required arrival.
