According to the The State of the Vacation Timeshare Industry: United States Study 2012 Edition conducted by Ernst & Young for the American Resort Development Association (ARDA), the timeshare industry continues to grow as reflected by the 2011 sales volume increase of 2.4% from the year 2010.
According to the study released by the American Resort Development Association (ARDA), there are 8,400,000 timeshare intervals in the United States. There were about 353,800 timeshare intervals sold in 2011 at an average price of $18,400 and while the number of intervals sold increased by 7.5% in 2011, the average sales price decreased by 4.7%.
As of December 31, 2011, there were 15,484 timeshare resorts in the United States representing approximately 194,200 physical timeshare units or an average of 125 units per resort. If lock-offs are counted as separate units that would add an additional 52,800 units, for a total of approximately 247,000.
Occupancy at timeshare resorts continues to outpace traditional hotel occupancy, a trend that continues year after year. Occupancy at timeshare resorts was reported at 79%, while hotel occupancy was reported at 60% in 2011. Of the 79% occupancy for timeshare resorts, 15% of that figure is comprised of renters, with the remaining 64% occupied by either owners or exchange guests.
The average maintenance fee charged per interval was $786 in 2011, up almost 8% from 2010. The average maintenance fee for one bedroom units is $630 and $909 for units with two or more bedrooms.
By far the most popular resort type in the U.S. timeshare industry is the beach resort. Theme park and timeshare golf resorts tend to be the largest while island resorts are the most expensive and have the highest occupancy.
Florida continues to have the most timeshare resorts, and overall, the resorts there tend to be much larger than in most other regions. Timeshare resorts in Hawaii have the highest average sales price and the highest occupancy rates.
Resorts with higher average sales prices also tend to have higher occupancy and maintenance fees which may be due to the fact that these timeshare resorts tend to be newer resorts with more amenities, desirability and demand.
The most popular size unit is a two bedroom which comprises 64% of all owned units, followed by one bedroom ownership at 21%. Three bedroom units comprise 9% of the ownership and 6% are studios. The mix of unit types has remained relatively consistent for the past several years.
