Hello, my name is Syed Sarmad and I’m the Principal Broker for Advantage Vacation. Advantage Vacation is a licensed real estate company that specializes in the resales of Westin timeshares. Advantage Vacation has been in business for over 25 years and I personally have been in the timeshare business for over 35 years.

Today I would like to talk about selling a Westin timeshare. There are two ways to sell a Westin timeshare. You can either do it yourself or you can employ someone to do it for you. Now, Westin is a well known name brand product and it is also a very marketable product. So you could sell it yourself or you can go through a broker.

If you sell it yourself, what can you do? You can advertise it on a high traffic internet site, some people use EBay as a site to sell their timeshares. When you do find a buyer then you have to address the question of who is handling the money, how is the paperwork going to be taken care of, what is the process, what are any other requirements of the resort management company (do they have a first right of refusal option?), what paperwork will they require, what are the transfer fees and so forth. Or you can use a licensed escrow or title company or closing company to handle that transaction for you.

The other option obviously is to sell through a broker. You might want to ask yourself, “why should I go through a broker for a well known, name brand product like Westin?” and pay a broker commission when I can sell it myself. There are some advantages and points to consider. If you have a broker, then the broker is a licensed individual and a licensed individual is someone who has to comply with the laws of the State and an experienced broker will know the product very well.

A good reputable broker will actually get you more exposure. A good hard working broker will get you more exposure than what you can do yourself by advertising on a high traffic internet site or telling your friend about your timeshare. So, you should ask that broker what they will do for you. Do they have an office? Is there an actual commercial office that they work out of or are they operating out of their home?

While there are a lot of successful businesses in this country that operate out of their homes and they do business that way, having a commercial space actually gives you more benefit. Why? Because it gives you more exposure and that’s what it is all about – more exposure for your product! Also people feel more comfortable when they actually meet someone face to face, and even though we live in an electronic age, people feel more secure and confident in doing business with someone they’ve actually seen. Or feel comfortable that they actually have an office that they operate out of and they can go see that person if necessary.

Other factors to consider are when you have a broker is that a good broker they can educate you with information about whether that company has a right of first refusal option and how to price your product correctly to sell your Westin timeshare. Since you are paying a commission, obviously you’re going to be getting less money but there are still other factors to consider. When you do employ a broker, people feel more comfortable when they purchase through a broker. Keep in mind price is not always a factor. When people make a decision to purchase they look at how comfortable they are with the person that they are transacting business with – do they feel more secure with this person, is this a reputable broker, do they have a license and what are the possibilities that if something goes wrong who can I go back to?

These are the factors to consider. Also when you are employing a broker you should ask specifically what will they do for you when they have your listing. So ask them the necessary steps – will they just post it on high traffic internet sites (which you can do) and how good is their internet site, what other things will they do for you to sell your Westin timeshare?
