Aloha, my name is Syed Sarmad and I’m a licensed real estate broker for Advantage Vacation. We’re located in Lahaina, Maui. We’ve been in the timeshare industry for over 35 years and we specialize in timeshare resales.
Today I would like to discuss the name brand timeshare properties of vacation ownership in Maui. There are three name brand timeshares on Maui and they are all located on Kaanapali Beach.
The first name brand timeshare on Maui is the Hyatt Vacation Club which is located on the south end of Kaanapali Beach right next to the Hyatt Hotel. It is currently under construction and expected to be completed by the end of December 2014 and available for occupancy in 2015. It is a fixed week, floating unit timeshare program which gives you a fixed week and you either have ownership and usage in higher floors or mid-floors or the lower floors. If you want to use a vacation in a different week at your home resort then you can make an internal exchange within the Hyatt Vacation Club up to 18 months in advance. Or you can travel to other Hyatt Vacation Club properties. Exchanges are done thru Interval International. Since it is under construction and there won’t be actual units available for occupancy until next year, it will probably be a few of years before you see these units on the resale market.
The next name brand timeshare on Maui is the Marriott Vacation Club. The Marriott Vacation Club has two programs. They have the hotel conversion phase which is where you have a partial kitchen which consists of a microwave, a dishwasher, a small refrigerator and a kitchen sink. Washers and dryers are located on the premises. The Lahaina Napili Villas is the new phase. The Lahaina Villas is located on the south end of the Marriott Vacation Club property and the Napili Villas is located on the north end of the Marriott Vacation Club property. These units come with a full kitchen and the washer and dryer are located in the living room. Marriott has two types of reservation programs. One is what they call Legacy Week owners where you purchase a week at your home resort, either a floating week or a fixed week. If you own a floating week and have multiple weeks in the Marriott Vacation Club program then you can make reservations up to 13 months in advance. So, therefore, if you own a week at the Marriott Maui Ocean Club and let’s say you own one in Orlando, you can make your reservations for both your weeks consecutively 13 months in advance. If you are a single week owner, then you can make reservations up to 12 months in advance. Exchanges are done through Interval International. Or if you purchased your timeshare prior to June 20, 2010 then you have the right to convert your week into the Marriott Destination Club points program and make internal exchanges into other Marriott Vacation Club properties. The Marriott Destination Club is a points based program where you have a beneficial interest in a land trust which has inventory from all their Marriott Vacation Club properties and you utilize your points at the various Marriott locations or you can convert it into Award Points for hotel use or you can make exchanges through Interval International.
The third name brand timeshare on Maui is the Westin Kaanapali Ocean Resort Villas which has two phases – the south villas and the north villas and are located about a mile from Whaler’s Village shopping center. By the way, both the Marriott and the Hyatt properties are within walking distance of the Whaler’s Village for dining, shopping and the golf courses are also within walking distance. The Westin Kaanapali is about a mile north of Whaler’s Village and is either about a 20 minute walk or the Westin offers shuttle service to the Whaler’s shopping center. The Westin properties are a purpose built timeshare with full kitchens, washers and dryers in all units in both phases. There is dining at the property, there are convenience markets on the property, a full service spa and fitness center also. At the Westin properties you can make reservations at your home resort up to 12 months in advance. As long as you make your reservations 8 to 12 months in advance and the unit is available in the type of unit you own then you will get your reservation. If you make your reservations less than 8 months in advance your view is not guaranteed. You can also use your StarOption benefits to give you access to other Starwood Vacation Ownership properties. You can also make exchanges through Interval International.
I hope this information has been beneficial to you. Please feel free to contact me if you have any questions.
