My name is Syed Sarmad, I’m the Principal Broker for Advantage Vacation. We’re a local Hawaii licensed real estate company and have been in the business of resales of premium brand timeshares for over 25 years. Our office is located at the Lahaina Cannery Mall in Lahaina, Maui, Hawaii.

One of the resorts we specialize in is the timeshare resales of Hyatt Kaanapali. The information I am about to share with you is how to go about selling your Hyatt timeshare.

There are two ways to sell your Hyatt timeshare:

Option 1:

Sell it yourself. Advertise it yourself. If you find a buyer, then you can find a title company to close the transaction for you.

Here are some of the questions you would want to ask the title company:

Has the title company handled timeshare resales of your resort and is knowledgeable about the resorts management company’s policies and requirements, right of first refusal options, transfer fees, how long does the closing and transfer process take.

Is the title company licensed to handle closing transactions in the state where your timeshare is located? For example, Hawaii law requires that all Hawaii real estate transactions be handled by a Hawaii licensed title company.

Option 2:

Hire a broker. And here are the points to consider when you are looking for a broker:

  1. A licensed broker has the responsibility of delivering accurate information to a prospective buyer.
  2. Does the broker have experience and expertise in handling the resales of timeshares where your property is located and can answer a prospective buyers questions, point out the difference between resale versus retail, what benefits transfer and which ones don’t, how the reservation process takes place, transfer fees, etc.
  3. Find out how much expertise the broker has in handling the resales of timeshares where your property is located. In other words, what steps will they take to sell your property? How will the timeshare be marketed, what steps will they take to advertise and promote your timeshare?
  4. Where is the company’s physical office located? While people have been successful in operating out of their homes in doing businesses, having a physical location will provide your timeshare resale with greater exposure because a prospective client can come in to see the agent and to discuss the property and thereby gain more confidence in purchasing a timeshare through a resale broker they have met in person.

Price is not always the main reason why people choose to do business with someone. People like to do business with someone who has knowledge, expertise and above all, someone they can have trust and confidence in.
