I attended the Westin Kaanapali Ocean Resort Villas auction yesterday in the Wailuku State of Office in Maui. As it turned out, there were only three people present to bid – me, an owner of Westin Kaanapali Ocean Resort Villas and a Starwood representative.
For auction were 47 weeks for Westin Kaanapali Ocean Resorts Villa and 34 weeks for Westin Kaanapali Ocean Resort Villas North. Originally there were 61 weeks and 50 weeks respectively for auction, thus several weeks were redeemed prior to the auction.
The majority of the weeks went to Starwood at the opening bid price.
I was able to win bids for two of my clients at prices slightly below the right of first refusal price points, while the other person bidding was out bid by Starwood.
The auction is held once a year on foreclosed weeks due to non-payment of annual maintenance fees.
The percentage of weeks foreclosed due to non-payment of annual maintenance fees is less than 0.3%.
