Aloha, my name is Syed Sarmad and I’m the Principal Broker for Advantage Vacation. We specialize in the resales of Vistana, formerly known as Starwood – Westin timeshares. We’ve been in business of timeshare resales for over 25 years. Our office is located in the Lahaina Cannery Mall in Lahaina, Maui, Hawaii. In particular, we specialize in the timeshare resales of Westin Kaanapali Ocean Resort Villas – South and North Villas, located on the island of Maui and the Westin Princeville located on the island of Kauai.
The information I am about to share with you is how you can sell your timeshare.
There are two ways you can sell your timeshare:
The first option is to sell it yourself! Advertise it yourself, find a buyer, sometimes people use websites such as Ebay. If you find a buyer, you can contact a title company to close the transaction for you. Hawaii real estate law requires a title company to be licensed in the State of Hawaii to handle all Hawaii real estate transactions. Has the title company handled closings of timeshares at your resort? Are they knowledgeable about the resorts requirements – whether there is a right of first refusal option, what are the transfer fees, etc.
The second option is to hire a broker. Here are the points to consider when you’re looking for a broker:
- A licensed agent has the responsibility of delivering accurate information to a prospective buyer.
- A licensed broker with experience and expertise in handling the sale of your property could provide your buyer with greater exposure and be able to answer your prospective buyer’s questions – point out what benefits transfer, which ones don’t, how long does the sale take and the transfer process take, how does the reservation process work, etc.
- Find out how much experience the agent has in reselling timeshares where you own. How frequently do they sell your property? What steps will the agent take to sell your property? In other words, how will they market your timeshare resale?
- Where is the company’s physical office located? Do they have a business location where a client can come and see them? Even though we live in an electronic age, clients are more comfortable in dealing with someone they have met in person. Quite often the best prospect is one who is staying at the resort or is in that area where your timeshare is located.
Price is not the only consideration in people choosing to do business with someone. People like doing business with someone who has knowledge, expertise and above all else someone they can have confidence in and trust.
